Frisco is not a generic suburb to us. It is the closest city to our Plano office, it is Collin County's most paperwork-heavy apartment market, and most of its neighbourhoods sit behind an HOA with rules about move day. All three change how we plan your job.
Ten minutes north of our office, not an hour east of it
Our Plano office sits at 5700 Tennyson Pkwy #300 in the Legacy corridor — effectively on the Frisco line. Most Frisco addresses are a ten to fifteen minute run north on the Dallas North Tollway, which is why Frisco jobs dispatch from there rather than from our Dallas or Garland offices. The rate is the same whichever Frisco zip you are in — 75033, 75034, 75035 and 75036: $135/hr for 2 movers and a truck, $185/hr for 3, $225/hr for 4, plus one flat $99 travel fee with a 2-hour minimum. Truck, pads, dollies, straps, shrink wrap and basic disassembly are inside that number, and it is written down before we load.
Frisco is the COI capital of Collin County
Nearly every major Frisco community wants a certificate of insurance before a mover is allowed in the building — more of them than Plano, McKinney or Allen. The Star communities, Legacy West Frisco and Hall Park all require one, and the new-build communities managed by Greystar, Camden or Cortland almost always do too. It is the ACORD 25 form, it has to name your community and its management company as certificate holder, and the leasing office usually wants it days ahead of the move.
We issue the COI within 48 hours of booking and send it to the leasing office ourselves, together with the elevator and loading-dock reservation. The HOA neighbourhoods, and what they change
Most of Frisco's housing stock is master-planned: Phillips Creek Ranch, Newman Village, Starwood, Richwoods, Panther Creek Estates, Heritage Lakes, Christie Ranch, Plantation Resort, Griffin Parc, The Trails and the Frisco Lakes communities. What an HOA typically controls is gate access, the hours a moving truck may work, and where a 26-foot truck may and may not park. None of that is difficult — it is only a problem when nobody checks it first.
