Apartment COI Requirements (What Communities Ask For)

Most DFW apartment communities won't let a moving truck on-site without a Certificate of Insurance (COI) naming the property. Limits vary by property — always confirm the exact requirement with your leasing office — but these are the standard requirements we see across DFW communities:

CoverageTypical Required LimitWhy the Community Requires It
Commercial General Liability$1,000,000 per occurrence / $2M aggregateCovers damage to the building, hallways & common areas
Additional InsuredProperty owner + management co. namedExtends the mover's policy to protect the property
Workers' CompensationStatutory (TX) + $500K–$1M employer's liabilityOn-site injuries aren't the community's liability
Commercial Auto Liability$1,000,000 combined single limitThe moving truck while on the property
Certificate HolderThe community's legal name + addressWho the certificate is issued to
Lead time to issue24–72 hrs before move (we turn COIs in 48h)Time for the insurer to process the certificate

COI Request Checklist — what to give your mover

  • The community's legal name and address (the certificate holder)
  • The property owner and management company names to list as Additional Insured
  • The general-liability limit your community requires (check your lease or leasing office)
  • Your move date and any elevator-reservation window
  • Send the request at least 48 hours ahead — that's our standard COI turnaround
Our COI turnaround is 48 hours. Send us your community's requirements and we issue a compliant certificate — additional insured, correct limits, right certificate holder — before move day. See our full apartment COI guide.
