Celina has ranked as the fastest-growing city in Texas by percentage for multiple consecutive years. That growth has driven a rapid expansion of the apartment market — most communities in Celina were built 2021 or later. New community openings are frequent, which means apartment access, parking, and logistics improve year over year as infrastructure catches up with growth.
Two Counties — Collin and Denton
Celina's city limits straddle both Collin County and Denton County — the boundary runs through the city. Most of Celina's developed area and virtually all apartment communities sit in Collin County, which is the primary jurisdiction for property taxes, county services, and court matters for most Celina residents. But the city technically spans both counties — worth knowing if you're registering a vehicle or accessing county-specific services.

Most Celina apartments feed Celina Independent School District. But some communities along the S Preston Rd corridor — particularly near the Prosper city line — feed Prosper ISD instead. Always verify with the school district before signing if schools are a factor.

Celina's ISD situation is the most important thing to get right before signing a lease — particularly for families with school-age children. The city of Celina is served by two separate school districts, and a community's address tells you nothing about which district it's zoned to.
The rule of thumb: communities in the northern and central parts of Celina, near the historic downtown square and W Punk Carter Pkwy corridor, feed Celina ISD. Communities near the southern edge of Celina along S Preston Rd — close to the Prosper city line — often feed Prosper ISD.
Highfield Preston (4465 S Preston Rd) is the most-discussed example — it's a Celina address but zoned to Prosper ISD. Both Celina ISD and Prosper ISD are highly regarded. The Ownsby — 505 W Ownsby Pkwy
Positioned near Celina's historic downtown square — the authentic small-town core that distinguishes Celina from neighboring Prosper's more planned feel. One- and two-bedroom floor plans with access to the growing dining and retail scene along the square. Celina ISD. Standard apartment access throughout.
One Preston Station
