The Fact No Apartment Site Explains

I-635 Cuts Balch Springs in Half — And Takes the School District With It.

Balch Springs has one zip code — 75180 — and two school districts. That's not a typo. The southwestern portion of the city is served by Dallas Independent School District. The northeastern portion is served by Mesquite Independent School District. And Interstate 635 (the LBJ Freeway) runs directly through the middle of the city, bisecting it into two nearly equal halves that correspond roughly to those two school district zones.

This matters for families. If you're choosing an apartment in Balch Springs because you want Mesquite ISD for your children — or specifically want Dallas ISD — your street address determines which district you're in. Both districts are solid, but they're different systems with different campuses, different boundaries, and different feeder patterns. Assuming that a Balch Springs address automatically means one or the other is the kind of mistake that can only be undone by moving again.

We've been moving families into Balch Springs since 2013. Call (972) 528-0385 with your community name and we'll tell you which side of I-635 it sits on — and where to call for official district confirmation.

⚠️ Always Verify ISD With Your Exact Balch Springs Address

The I-635 line is an approximate guide, not an exact boundary. Small portions of Balch Springs have more nuanced ISD assignments — particularly near the Hickory Tree Road area where Mesquite ISD has multiple feeder elementary patterns. Always verify using your specific street address with Dallas ISD (972-925-5555) or Mesquite ISD (972-882-7000) before signing a lease if school district is a factor in your decision. Call us at (972) 528-0385 with your community name and we'll tell you what we know and where to confirm.

Balch Springs, Texas

A City That Incorporated to Stay Itself — And Has Been Doing So Since 1953

The origin of Balch Springs is one of DFW's most distinctive founding stories. Around 1879, John M. Balch and his family settled south of Mesquite in unincorporated Dallas County and discovered springs on their land — one of which ran year-round through even the driest Texas summers. That perennial spring became a gathering point for surrounding families who would come to fill their buckets and visit. The springs became so associated with the Balch family that the whole area took the name — long after the Balch family moved away.

The city that carries that name today was incorporated in 1953 for one specific reason: to avoid annexation by Dallas. As Dallas expanded aggressively outward in the postwar years, the community of Balch Springs voted to incorporate as its own city — creating a legal buffer that has kept it independent ever since. A 1988 vote to merge with neighboring Mesquite was declared invalid, preserving that independence. Balch Springs is now a 9-square-mile all-urban city, 100% surrounded by Mesquite and Dallas, with its own government, services, and identity.

Today's Balch Springs is a compact, practical, affordably priced inner-ring suburb with average rents of $1,154/month — among the lowest in Dallas County. I-635 runs directly through the center, giving residents access to Mesquite, Dallas, and the broader DFW Metroplex. The city is about 16 miles east of Downtown Dallas. Call (972) 528-0385 to book your Balch Springs move.

🌿 Why "Balch Springs"?

John M. Balch settled this area around 1879 and found multiple springs on his land. One ran year-round — never going dry even in drought. That perennial spring became a gathering place for families across the area, who came to fill water buckets and socialize. The springs became known as "Balch Springs" by the community, and the name stuck even after the Balch family relocated a few years after their arrival. In 1900 the area was just farms and a cemetery. A school named "Balch Springs" followed. Today the city carries that name across 9 square miles of fully urban Dallas County.

Balch Springs TX FAQ

Balch Springs Movers — Questions Answered

The real questions Balch Springs apartment renters ask — including the ISD boundary question that catches families by surprise.

Balch Springs is served by two different school districts. The southwestern portion of the city is in Dallas Independent School District. The northeastern portion is in Mesquite Independent School District. Interstate 635 (the LBJ Freeway) runs directly through the center of the city and roughly marks the boundary between the two districts. Apartments northeast of I-635 typically fall in the Mesquite ISD zone (usually zoned to West Mesquite High School and A.C. New Middle School). Apartments southwest of I-635 typically fall in the Dallas ISD zone (usually W.W. Samuell High School). A small portion near certain elementary zones may have different high school feeder patterns — always verify using your exact address with Dallas ISD (972-925-5555) or Mesquite ISD (972-882-7000) before signing a lease. Call us at (972) 528-0385 with your community name and we'll tell you which side of I-635 it typically sits on.
Balch Springs apartment moving starts at $135/hr for 2 movers plus a $99 one-time travel fee with a 2-hour minimum. A studio or 1BR move starts at $369. 2BR uses 3 movers at $185/hr ($839+). 3BR uses 4 movers at $225/hr ($1,449+). Most Balch Springs apartments are garden-style and require no COI, making scheduling simple. The Elinor on Elam is a 2-story townhome community with interior stairs — first flight always free, +$75 for the second floor. Call (972) 528-0385 for your exact written quote in 60 seconds.
The primary zip code for Balch Springs TX is 75180. The city also has some edge properties that fall in adjacent zip codes (75149, 75181, 75217), but the vast majority of Balch Springs — including all of its major apartment communities — is in 75180. Despite having a single primary zip code, 75180 is served by two school districts: Dallas ISD in the southwest and Mesquite ISD in the northeast, roughly divided by I-635.
Balch Springs is one of the most affordable inner-ring suburbs of Dallas, with average rents around $1,154/month — significantly below Dallas County averages. It's 16 miles east of downtown Dallas with I-635 providing a direct commuter route. The city is bordered by Mesquite to the north and east and Dallas to the south and west, making it convenient to both cities' employers and amenities. Balch Springs has community parks, local businesses, and its own library-learning center at 12450 Elam Road. It's a compact, working-class city with a genuine local identity — it incorporated in 1953 specifically to maintain its independence from Dallas, and it has maintained that independence ever since.
Balch Springs incorporated on June 13, 1953, specifically to avoid being annexed by the City of Dallas. As Dallas expanded aggressively in the postwar years, unincorporated communities on its edges risked being absorbed. The residents of Balch Springs voted to form their own city to maintain local control. The original incorporated area encompassed several small communities: Balch Springs, Zipp City, Five Points, Jonesville, and Triangle, plus portions of Rylie and Kleberg. In 1988, residents actually voted to merge with neighboring Mesquite, but that election was declared invalid — and Balch Springs has remained its own independent city ever since.
Yes — Mesquite to Balch Springs is one of the shortest cross-city moves we do, typically 5–8 miles depending on exact addresses. Southeast Dallas to Balch Springs is similarly short. Both run at base rate with no distance add-on for short-distance moves. A 1BR Mesquite-to-Balch-Springs move typically takes 2–3 hours total. Call (972) 528-0385 with both your origin and Balch Springs destination address for an exact written quote in 60 seconds.
