Lancaster's Apartment Market Is Shaped by Its Warehouses — And That Changes Everything About How We Move Here.
Most DFW suburbs are bedroom communities — people live there and commute to Dallas for office jobs. Lancaster is different. Lancaster is the logistics and distribution capital of south Dallas County. The city sits at the junction of I-35E, I-20, and I-45 — three major interstates — making it one of the most strategically positioned freight locations in Texas. That geography attracted a 4-million-square-foot industrial park, a regional airport, and a Union Pacific intermodal terminal.
The people who keep those operations running live in Lancaster's apartments. That creates a distinct apartment market: practical, affordable, garden-style communities with no luxury-tier COI requirements and no elevator logistics. Most Lancaster apartment buildings were built to serve working households — exterior stair access, wide parking lots, truck at your door. The average rent of $1,280/month is well below DFW average, reflecting what Lancaster actually is: a city that works for a living, and has been since 1852.
That's why moving in Lancaster is typically faster and simpler than moves in luxury-tier suburbs. And it's why our (972) 528-0385 is the right call for any Lancaster apartment move — we understand the city, the communities, and what efficient looks like here.
🏭 Park 20/35 — Lancaster's Industrial Anchor
Park 20/35, positioned at the northeast corner of Houston School Road and Cedardale Road, is the largest logistics business park in Lancaster. Developed in 2006, it now spans over 4 million square feet across eight buildings — a master-planned freight hub housing some of the world's most recognizable brands:
- BMW — parts distribution for the southeast US
- Quaker Oats / PepsiCo — manufacturing and warehouse
- Mars Petcare — warehouse and distribution
- Dozens of additional 3PL and distribution tenants
Workers at Park 20/35 and the broader Lancaster industrial corridor are among the city's largest apartment rental population. When those workers need a mover, they need one who can handle early starts and doesn't waste their off-shift time.
🛣️ Three Interstates — Why Lancaster's Location Is Unique
No other southwest Dallas County city has this: three interstate highways at or within a mile of the city limits.
I-35E forms Lancaster's western boundary — the direct route north to Downtown Dallas (18 min) and south toward Waco. I-20 runs along Lancaster's northern edge, connecting to Grand Prairie, Arlington, and east Dallas. I-45 sits approximately 5 miles east, providing Gulf Coast access. Add Lancaster Regional Airport, and the city has road, rail, and air freight capability within a compact footprint.
For apartment movers, this means every Lancaster move is logistically simple — highway access is immediate from anywhere in the city, and drive times are short and predictable.
💡 What This Means for Your Lancaster Move
Most Lancaster apartments — Laurel Grove, Portofino, Pleasant Creek, Rolling Hills Place, Creekwood Place — are garden-style communities with exterior stairs, wide parking, and no COI requirements. That means we park right at your door, there's no elevator reservation to coordinate, no loading dock window to book, and no COI paperwork to generate. Moves here run lean and fast. A 1BR move at Laurel Grove or Portofino typically takes 2–3 hours. A 2BR at Creekwood Place or Rolling Hills runs 4–5 hours. You get your time back. Call (972) 528-0385 with your community name and we'll give you an exact written quote in 60 seconds.
One of Dallas County's Oldest Cities — With a Town Square to Prove It
Lancaster has something almost no other DFW suburb can claim: a founding story that begins before Dallas itself was a city. In 1852, a man named "A" Bledsoe — born in Lancaster, Kentucky — surveyed and staked out the original town of Lancaster after purchasing 430 acres along Ten Mile Creek. He modeled it after his hometown, designing a town square with a distinctive layout: streets entering from the center of each side, not from the corners. That's a detail Bledsoe carried from Kentucky, and it still shapes the Historic Town Square today.
The settlement grew from Peters Colony — one of the Republic of Texas's most ambitious land grants, which brought hundreds of families from Kentucky, Illinois, Missouri, and Tennessee to north Texas in the 1840s. Lancaster became the area's commercial and civic anchor, incorporated in 1853. During the Civil War, a factory on West Main Street manufactured .44 caliber Colt Dragoon replicas under contract with the State of Texas — evidence of an industrial character that never fully left.
Today, Lancaster's Historic Town Square remains the city's civic anchor — mom-and-pop shops, long-standing eateries, and community events in the same district Bledsoe laid out over 170 years ago. The Lancaster Community Park offers 170 acres of trails, a pond, fishing pier, amphitheater, and lighted athletic fields. Dallas College Cedar Valley Campus serves the local workforce development pipeline. It's a city with genuine roots — and genuinely affordable apartments at $1,280/month average.

🏛️ The Historic Town Square Detail No One Knows
Founder Bledsoe designed Lancaster's original town square with streets entering from the center of each side — not from the corners, as was standard. He copied this unusual layout from Lancaster, Kentucky, his hometown. The Historic Town Square retains this character today, making Lancaster one of the few Texas cities whose founding geometry is still legible on the ground. Look for it on State Highway 342 (Dallas Ave) and Main Street the next time you're in the area.
